Review with you the listing packet:
- Discuss in detail your listing agreement
- Explain the nature of agency relationships in real estate brokerage
- Help you to identify your property's highlights
Review with you the specific services offered by Coldwell Banker
Process the necessary documents for you
Prepare your file:
- Visit your property to take photos, record dimensions, and note vital statistics, and favorable highlights
- Visit the Town Hall for information that you may not have available (e.g., septic approval number, tax & lot maps, etc.)
- Conduct a thorough Competitive Market Analysis (CMA) to identify the target market and to determine that the price we agree on gives your property the best chance of selling quickly and at the highest ratio of selling-to-asking-price
- Conduct an office tour of your property so that our agents are familiar with it
Present to you all forms for signature
Commence continuous advertising campaign:
- Submit your listing to the many on-line sites with which we are affiliated
- Hold a broker open house
- Submit ad copy to local newspaper and regional real estate magazines
- Initiate "neighborhood" postcard and direct mailings
- Place a sign on your property (signs do sell!)
Show the property to prospective buyers and, as soon as available:
- Provide you with feedback about showing outcomes
Keep you fully informed at all stages of the selling process
Follow through on all contract terms and contingencies as well as:
- Coordinate matters related to financing, attorneys, inspections, etc.
Review all closing documents and attend the closing with you
Offer you relocation information assistance, if appropriate
